Knight Real Estate is a boutique property investment and development company. The company was established in Vancouver by a partnership of seasoned professionals from the investment sector. Together they pooled their considerable experience and knowledge base to guide and nurture the company as it grows.
At Knight Real Estate we live and breathe real-estate, since our foundation we have turned our passion for property into a successful venture. Our partners field a variety of talents including real estate law, investment, real estate development, and market analysis among others. We share a spirit of entrepreneurship and a dedication to our continued success.
Knight Real Estate provides a range of property development, management and investment activities, these include acquisitions and upgrades, new construction of residential condos, townhouses as well as single family dwellings, redevelopment, repurposing commercial and industrial to residential, and renovations, among others.
Over the years our activity has progressed from relatively simple renovation projects, to reconstruction, and on to land development:
Flipping projects
The company had humble beginnings, we began by flipping properties; buying relatively old properties at bargain rates, renovating them and selling them at a profit. Once we had gained sufficient experience the company grew and we advanced to more ambitious projects.
Reconstruction & renovations
As we grew we turned to reconstruction projects; buying old properties such as old and dilapidated single-family homes (SFHs), demolishing or gutting them to leave just the fasade and reconstructing as SFHs or townhouses.
Rezoning & land development
Rezoning and land development projects tend to be complex and long-term in scope. They involve the repurposing and zoning of land to enable planning and construction of large-scale new build properties. The land can be unused land, or formerly commercial or industrial land that has been slated for urban redevelopment.
As property and land prices in Vancouver are amongst the highest in Canada and land usage is highly regulated we have turned our focus further afield. We have identified the Central European market as being particularly promising and are pursuing investment and development opportunities in the Czech Republic.
We have become adept at raising funds and entering joint ventures with investors on major projects.

We are young and vibrant company with a passion for real-estate and property development. Our team members are just as enthusiastic as our founder partners, and are committed to providing our clients with a high level of service. Our team includes several vocations, including acquisition management, project management, interior design, real-estate law, and planning advice, among others. In addition, we work with trusted professionals such as construction managers, contractors, landscapers, and many more.
Vancouver
The firm is active in Vancouver and its environs, including Vancouver City, West Vancouver, North Vancouver, Burnaby, New Westminster and Port Coquitlam among others.
Vancouver is the most populous city in British Columbia and has consistently been voted as one of the most livable cities, not only Canada but the world. The weather in Vancouver is temperate compared with other cities in Canada. The city is a bustling commercial center, yet you are never far from nature with parks, the sea shore and hiking trails and ski slopes nearby.
The Czech Republic
We have recently diversified our activity to the property market in the Czech Republic. There are many attractive development and investment opportunities available throughout the country. Property prices are considerably lower in this region than the oversaturated market in Vancouver. There is a growing need for housing in both the residential rental and sales markets in and around major cities.
Many of the existing properties are dilapidated apartment buildings constructed during the Communist rule that urgently require renovation and modernization.
Consequently, the Czech market is ripe for investment and development, with many opportunities awaiting astute developers; the market is waiting for investors to take the initiative. We are currently in the process of planning and rezoning a medium sized residential development with easy access to Prague. We are exploring a number of additional reno and land development opportunities throughout the region.

Flipping projects
Knight Real Estate has grown and progressed to ever-larger and more complex projects. We began our activity by flipping properties, and despite our more time-consuming investments into complex property development projects, continue to do so to this day, whenever the opportunity arises.
These short-term flipping projects are an attractive investment opportunity as they inherently entail relatively rapid turnaround, and an ever-growing market demand for housing means handsome returns on investment. We scan the market for structurally sound properties in need of a bit of TLC that are being offered at low rates, purchase them and carry out basic renovations before selling them at a profit.
Reconstruction & renovations
The team at Knight Real Estate is highly versed in planning and carrying out reconstruction and custom home renovations projects, helping our clients realize their dream home on time and on budget.
At Knight Real Estate we are highly involved in every project. We're here for the client every step of the way; we appoint a project manager who oversees the work and accompanies the client through all stages of the project, from architectural design, to working with contractors, and through to interior design and completion. Our clients can rest assured that we are here for them, making sure that everything is progressing according to plan, on time and on schedule.
A recent renovation we carried out in North Vancouver is a case in point. The property is a 2000 square foot 3 level 4 bed 2 bath SFH built in 1981. We took on a comprehensive renovation project that included interior design, remodeled bathrooms, a new kitchen, replacement flooring and doors, exterior landscaping, decking, basement conversion, as well as a revamped exterior fa9ade for that all-important curb appeal.
Rezoning & land development
At Knight Real Estate we are constantly on the lookout for investment and development properties. We see the current drop in prices as an opportunity to invest in and to develop property.
An exciting example of this type of project that we are currently exploring is the re-zoning and mixed-use redevelopment of former warehousing and commercial buildings into residential dwellings. When finalized the units are planned to include townhouses, lofts and apartments, as well as some retail units and will be designed and completed to a high spec, including top level furnishing, appliances and fittings.
The ideal location will have easy access to central Vancouver, minutes from amenities and transportation with the Sky Train and RapidBus within easy walking distance. This project when realized is expected to trasform a formerly run-down area into a thriving community, whilst providing investors with excellent yields and ROIs.
As time progresses and regulations change land development in Vancouver is a complex undertaking. Urban planning regulations in Vancouver severely limit what you can, or more importantly can't, build on land.
Developers are required to respect nature and carefully plan new build projects to accommodate access to parks and public spaces, with an emphasis away from private to public transport, away from the center tall towers must be separated from one another by low rise, low density construction, this enables the flow of air, access to light, as well as views. Knight Real Estate's dedicated team has the experience and knowledge of the intricacies of the planning and zoning laws and regulations to submit compliant plans and, more importantly, to get all the necessary permits. We have recently successfully submitted plans and are currently gearing up to commence construction on an exciting new-build condo with easy access to transportation to Downtown Vancouver.
We are currently progressing in preparation for an exciting land development project in The Czech Republic; a large residential project within a short commute to central Prague.
